1. Are They a Qualified Occupational Hygienist?
Occupational hygienists are trained specifically in identifying and assessing health hazards, including mould and airborne contaminants – a different (and more rigorous) skill set than a general building inspector offering mould checks as an add-on.
2. Is Testing Independent of Remediation?
If the same company that tests for mould also sells remediation services, there’s a built-in incentive to find a problem. Independent hygienists like iOHC don’t carry out remediation – we test, report, and (if needed) verify someone else’s remediation work, with no financial interest in the outcome.
3. Do They Follow Recognised Standards?
Look for reports prepared in line with IICRC S500 (water damage restoration) and S520 (mould remediation) standards. This matters if you ever need the report for insurance, legal, or real estate purposes – an ad hoc report without standard-aligned methodology carries far less weight.
4. What Does the Report Actually Include?
A proper report should include visual findings, moisture readings, test results with lab analysis (where sampling was taken), a clear scope of works if remediation is needed, and plain-English explanations – not just raw data.
5. Do They Offer Post-Remediation Verification?
A provider who only tests but never verifies the fix leaves you unable to confirm the problem is actually resolved. Ask whether follow-up verification testing is available.
6. Are They Local and Familiar with Brisbane Conditions?
