Step 1: The Scope of Works
Your mould inspection report should include a clear scope of works – which areas need remediation, what materials need to be removed versus cleaned, and any root-cause repairs required (e.g. fixing a leak or improving ventilation) so the mould doesn’t return.
Step 2: Engaging a Remediation Contractor
iOHC doesn’t carry out physical mould removal – this keeps our testing independent and free of conflict of interest. We prepare reports and scopes to IICRC S500 and S520 standards specifically so any qualified remediation contractor can quote and carry out the work against a clear, defensible brief.
Step 3: Remediation Work
Remediation typically involves containment (to stop spores spreading to unaffected areas during the work), removal of contaminated materials, HEPA-filtered cleaning, and repair of the underlying moisture source.
Step 4: Post-Remediation Verification
This is the step most commonly skipped – and the one that matters most. Post-remediation verification testing confirms the remediation actually brought contamination back to acceptable levels, rather than just taking the contractor’s word for it. We recommend this for every remediation project, particularly where the property will be re-let, sold, or re-occupied by vulnerable individuals.
Why Independent Verification Matters
If the same company that removed the mould also verifies its own work, there’s an inherent conflict of interest. An independent, third-party verification test gives property owners, tenants, and insurers confidence the job was actually completed to standard.
